A zoning request that would allow for a single-family development at the location of the Hollywood Overhead Door Co. property in Lake Highlands expects to go in front of the Dallas City Plan Commission July 15.

Current development plans for the land include 34 single-family homes in the just over 8 acre tract. Home prices would likely start at $1.5 million, with lots ranging from 50- to 70-feet wide, according to developers.

The zoning request, submitted by land use planning and zoning consultants Baldwin Associates, would change the property from a commercial service district to a planned development district.

Baldwin Associates and Stillwater Capital, the party interested in developing the land, previously worked to rezone a development for StoryBuilt Homes to the north of the White Rock Trail property. With that successful change to the north, the old Hollywood Door property is now surrounded by single family, duplex and mixed-use zoning allowances.

Based on Lake Highland resident feedback so far and an understanding from the previous zoning process, developers do not expect any overwhelming neighbor pushback on the request or project.

The development would have a similar look and feel to other projects by Stillwater, according to owner Robert Elliot.

“We’ve done other projects in Lake Highlands and we think we’ll follow suit with those,” Elliot said. “Newer construction feel is the objective.”

The land, purchased in 1955 by Hollywood Door Company creator Ernest Pierce, is currently under contract for purchase from the Pierce family, pending city approvals. Developers hope to begin construction on the site by the first quarter of 2022.
