The Dallas City Plan Commission (CPC) will consider an application Thursday by David Weekley Homes to rezone 5.6 acres of undeveloped, wooded land adjacent to the Urban Reserve from 10,000-square-foot lots to 3,500 square feet. The land near Forest Lane and Stults Road is south of and mostly owned by Dallas Lutheran School, and the purchase contract is contingent upon zoning approval.

City staff has recommended denying the request, and the application has come before the CPC three times before. Each time, the project was sent back for revisions and community input.

Weekley’s plans include building 33 single family homes with community green space and other common areas. Landscape screening has been added and efforts have been made to reduce the development’s impact on neighboring homes.

The project sits between modern sustainable houses in the Urban Reserve, developed by Diane Cheatham (who owns a small parcel in the land being sold to David Weekley Homes), and older, more traditional houses to the east.

The city sent notices to 120 property owners in the area, and 46 have expressed opposition to the plan, citing increased traffic and other concerns. Nine have expressed support.

The CPC public hearing will be held Thursday at 1:30 p.m. in the City Council Chambers of City Hall.
