If all goes as planned, a 5-acre undeveloped patch of property near Rockmount Drive will become a new neighborhood with up to 48 homes.
The land is already zoned single family, but developer Forward Living Homes is seeking city approval to create a Planned Development District instead, which allows for more flexibility in code requirements like yard setbacks, building height and landscaping. The developer’s request does not outline any specific requests other than:
“The proposed Planned Development District will allow for 48 single-family lots that are served off of a new public or private street. From the new street, six homes will share an access drive on one side and a front green space on the other. The new public or private street will extend Rockmount Drive through the property and connect to Vanguard Way.”
The property is just south of the Lutheran High School of Dallas and is flanked by other single-family neighborhoods.
Oddly, Forward Living Homes has no detectable web presence, and lists its physical address as an apartment in Plano. The developer is being represented by Rob Baldwin of Baldwin Associates, who did not immediately respond to a request for more details.
The case head to the Dallas Plan Commission on Nov. 7.
