Two new restaurants are being planned for Greenville Avenue near Moss Park, but they’ll need approval from the City of Dallas first.

Standridge Companies has applied for a fill permit to build a restaurant at 7580 Greenville. If the city approves, they’ll add dirt to the back 75% of the site, removing the 100 year floodplain.

“We plan to expand the building that currently sits on the property to open it up and tie it into the nearby SoPAC trail,” said Tommy Crowell of Standridge. “We’ll bring in fill dirt, raising the site up and creating a parking lot. We’re planning to gut the current building completely to create lots of open space and a patio. We have an operator who wants to create a family-friendly, full-service restaurant – a new concept, unique to the area.”

Crowell expects the restaurant to open in early 2018, just about the time the SoPAC trail comes online at that location.

As part of the fill permit process, a neighborhood meeting will be held Thursday, May 25 at 6:30 p.m. at Lake Highlands North Recreation Center.

Sebastian Ahmadi of SEB Group has asked the city to terminate deed restrictions on his property at 7606 Greenville Avenue, partially occupied by Buckeye Cut Rate Liquor. Ahmadi says a potential tenant wants to bring a “Chipotle Grill-style” fresh, fast food place to the vacant north side of the existing building. A drive-thru would be important to the concept, and he has plenty of land on his site for it, he says. Over the years, his property and the ONCOR right-of-way next door have shared a driveway allowing access to Moss Park. He’s asking for termination of deed restrictions and permission to build a drive-thru lane.

“No McDonald’s,” Ahmadi assured me when I asked more about the planned shop. “It will be something nice but not expensive, something to grab and go if you have loved ones at the medical center or you work nearby.”

We’ll keep you updated here at Advocate Media as we learn more about both restaurants.
