In 2016, Cole opened Schlotzsky’s in the old Filling Station space at Greenville Avenue and Park Lane, and it’s never quite lived up to expectations. Yesterday, Steve Brown wrote in the Dallas Morning News that Costco will open their newest big box store in the former Sam’s Club space a stone’s throw from Schlotzsky’s, and suddenly skies are sunny.

The Park Lane Sam’s closed in 2011 and moved to its current Timbercreek location on Northwest Highway, and since then the 133,000-square-foot building has sat vacant. The area has been an eyesore, with trash blowing across the parking lot and day laborers and panhandlers milling around at all hours.

Costco’s first Dallas store, at Coit Road at Central Expressway, stays busy, and Schlotzsky’s and other nearby businesses are likely to see a boost from Costco traffic.

Costco has not announced an opening date.
