The vacant land at the southeast corner of North Central and Midtown Boulevard could soon become an “urban neighborhood.” The developer, Commodore Partners, wants to re-zone the office district for mixed-use, allowing for new retail and multifamily housing.
The city council will examine the proposed development during a public hearing Wednesday and is expected to approve the application. The City Plan Commission OK’d it on July 25.
The 12-acre site backs up to a DART rail line on the east and is surrounded by more undeveloped land as well as some office and apartment buildings.
The “urban neighborhood” the plan envisions means a predominantly residential area convenient to retail and public transportation.
“Public investments in these areas will focus on parks, pathways, transit stops, pedestrian-oriented landscaping and road improvements,” states the city council agenda.
After the zoning is approved, the council still must sign off on the final development plan before construction begins.
The high-profile Preston Hollow Village development is breaking ground just down the highway at Walnut Hill and North Central. The first phase of construction will yield 46,000 square feet of office space, another 60,000 for restaurants and retail and the anchor tenant, Trader Joe’s. Next year, they’ll start the seven-story residential towers.
